Landlord Gas Safety Check in the Vale of Glamorgan

The Brief

A local lettings agent booked in the annual landlord gas safety check on a rental property in the Vale of Glamorgan. The tenants had been in the property twelve months, the previous certificate was up for renewal, and the agent wanted the paperwork clean before the next inspection window closed.

What We Did

The £75 fixed price covered the boiler, gas hob and gas fire, all inspected together in one visit:

• Boiler check: operating pressure, flame picture, safety interlocks and flue draw all tested.
• Gas hob check: ignition, flame stability, gas tightness on the appliance and pipework.
• Gas fire check: combustion, ventilation, flue and safety devices verified.
• Ventilation review: confirmed each appliance had adequate air supply as required.
• Gas tightness test: full leak check on every joint between meter and appliance.
• CP12 issued: certificate emailed to the lettings agent the same day for the landlord and tenant records.

The Result

All three appliances passed cleanly. The CP12 was in the agent's inbox before we had left the property, which kept the paperwork tidy for the landlord and let the agent close out the annual renewal item on their side.
